Known as the Brazilian "Dubai" and home to eight of the ten tallest buildings in the country according to the Skyscraper Center, Balneário Camboriú is laying the groundwork for a new venture that disrupts the traditional logic of high-end real estate in Brazil. Billed as the country's first "tree-building," the Auris Residenze, developed by the Fischer Group, will feature a facade of exposed pigmented concrete, brises-soleil, hanging gardens, and advanced ESG-aligned systems—including water reuse, constant air renewal, and substantial energy reduction. The project is currently in its initial phase, executing underground containment and site preparation for the foundation.
From a market perspective, the Auris Residenze is positioned as a highly exclusive boutique asset. The tower will feature just 26 apartments—strictly one per floor—averaging 187.32 square meters per unit, with a total built area of 11,557.77 square meters. Standing 131.04 meters tall, the project boasts an estimated Gross Sales Value (GSV) of R$ 97.54 million (approximately US$ 20 million). Designed by the renowned Italian architectural firm Archea Associati, led by Marco Casamonti, the concept integrates an exposed structure, pigmented concrete, and hanging gardens directly into the facade. The proposal aims to merge premium housing, nature, and high environmental performance in a heavily verticalized urban landscape.
Green Footprint and ESG Impact
Catering to the growing investor and consumer demand for sustainable luxury, the development integrates systems designed to significantly mitigate environmental impact. Projections indicate a reduction of up to 52% in water consumption, 26% in energy consumption, and 42% in air-conditioning usage—without compromising top-tier comfort.
Key differentials include whole-building water filtration systems, constant air renewal in private and common areas, CO₂ sensors, graywater and rainwater harvesting, and infrastructure for electric vehicles (EVs). The property will also offer a community garden, a pet place, and three floors dedicated to leisure, including a fitness center, sauna, massage room, ofurô (Japanese bath), and a rooftop pool.

The delivery of the Auris Residenze is slated for March 2029.
